Here are some of the reasons landlords adduce forĀ  evicting certain tenants:

  • Where the landlord needs the premises for his own occupation, or for occupation by his children who are over 18 years of age, or for the landlord’s parents;
  • Where the landlord needs to effect substantial repairs to the premises, to such an extent that it is necessary that the tenant should be out of the premises;
  • Where rent is due and unpaid;
  • Where the tenant breaches any of the express terms of the tenancy;
  • Where the premises are required for a purpose which is in public interest (such as the building of school, hospital)
  • Where as a result of a Notice of Termination earlier given by the tenant himself, the landlord had entered into another tenancy with a third party
