The landlord, for the tenant’s use or possession or occupation of the premises, is entitled to rent from the tenant. The tenant also have rights in relation to the premises. He is entitled to quiet and peaceable enjoyment of the premises, as follows:
His right to privacy; Freedom from unreasonable disturbance; Exclusive possession of the premises, subject to the landlord’s restricted right of inspection; the use of common areas for reasonable and lawful purpose.
Entitlement to claim compensation (on quitting the premises) for improvements on the premises, where the landlord determines the tenancy after he (the tenant) has effected such improvements with the previous consent in writing of the landlord.
